Current Naples real estate market

Inquiring minds are continuously asking me what's going on with the current Naples real estate market. Most of the best areas in Naples are starting to see some curious movement. Many luxury locations like Pelican Bay, Park Shore, Moorings, Old Naples, Aqualane Shores and Port Royal are all showing signs of more success with aggressive negotiations. I'm not suggesting one can purchase a property in Pelican Bay for 50% of list price but average list price to sales price percentages are now in the low 90 percentile and in some cases in the high 80's with some extremes on both sides. This should be considered both good and bad news because although some pricing has come down across the board, it's unclear to see how great of a deal you can cut until you roll up your sleeves and find out.

If you are looking for a deal in one of these luxury locations, be prepared to write more than one contract and don't be surprised if the best of the best are still not coming off much on their list price. Short sales in these locations are on the rise for the first time but foreclosures appear to be steady with very few if any on the market in these luxury locations. Approach short sales with caution as it is possible properties are being marketed at prices that have not been approved by the lenders who hold the note on the property causing approval of a contract difficult and sometimes impossible which can in turn waste alot of your valuable time. It is still possible to cut a great deal with an ordinary seller and in some cases easier.

The majority of my Naples buyer pool is most interested in purchasing and holding for at least a few years and all of the people in that grouping are buying Naples Florida lifestyle properties. Many buyers this season are new to Naples and are considering purchasing here because they can afford to do so and prefer Naples over other locations. Signs of market recovery are now evident. There has been a considerable amount of sales primarily in the lower price ranges in Naples and the surrounding areas. Contract back outs are down. and sales are up significantly compared to last year. While sales activity is most prevalent in properties listed under $500,000 , many super luxury properties have been purchased this season as well.
